Commercial Mortgage Required for Purchasing a New Retail Unit

The Requirement:
A new client who was an online watch retailer, wanted to expand their offering and purchase their first retailer unit to help with their trading business.
The Interesting Stuff:
This was the first time the client had looked into a Commercial Mortgage for their business, obviously having an online business previously it was manageable from where they were based. However due to their business success, they wanted to expand and have a physical presence for their clients to utilise.
After speaking with the client and understanding more about them, their business model, their products and of course their financials, we were able to review different options for them in relation to purchasing their new commercial unit.
The most competitive rates we found for the client came from a high street lender, which included going to 75% LTV (75% LTV means it is a 75% loan-to-value, and therefore requiring 25% deposit or equity).
The loan was approved within 48 hours of our submission.
