Location: Northamptonshire

The Requirement:

This was an urgent request as there was only a 20-day completion window for a purchase of a dilapidated property, with adjacent land that had planning.

The Interesting Stuff:

Although the site had planning, the client was not looking for a development facility, as his intention was to actually enhance the planning on the site, prior to moving into a development loan.

How we helped:

By working closely with the lender we were able to close the deal out in just 19 days.

We did this by actively working through the list of Conditions Precedent, to ensure that we were not surprised by any last minute requests.

Whilst awaiting the return of the valuation report, we worked closely with the client and their solicitor to ensure that the deal was ready to complete on receipt of the report. The day after the valuation landed, we were able to complete.
